INCENTIVES

Below are existing incentives which motivate the industry to introduce, manufacture and adopt greener building and construction materials / products. The list will grow as we continuously work to strengthen the certification in Hong Kong.

1. BEAM Plus New Buildings V2.0 – Materials & Waste MW 9 – Use of Certified Green Products (Direct Credits)

- 1 credit for having at least 5% certified green products in one (1) of the listed categories (outside surface works, building façade and structures, interior non-structural components, and building services components).
- 2 credits for having at least 5% certified green products in two (2) of the above listed categories.
- 1 additional BONUS credit if at least 5% of every item in one of the above listed categories are certified green products under  CIC Green Product Certification.
- 2 additional BONUS credits if at least 25% of every item in one of the above listed categories are certified green products under CIC Green Product Certification.

2. BEAM Plus New Buildings V2.0 (Potential Credits)

Carbon Label

Life Cycle Assessment (MW 10) - Manufacturing raw materials, energy & water usage

- 1 credit for demonstrating the embodied energy in the major elements of the building structure of the building has been studied and optimised through a Life Cycle Assessment (LCA). Alternatively, 1 credit for demonstrating the embodied energy in the major elements of the building structure of the building has been studied and optimised by using the CIC Carbon Assessment Tool or similar assessment tools.
 
Renewable and Alternative Energy Systems (EU 5b) - On-site Renewable Energy Application

- 1 to 5 credits plus 5 additional BONUS for using on-site renewable energy systems to offset annual building energy consumption for controlled area from 0.2% to 2%.

Resource Label

Regional Materials (MW 8)

- 1 credit for the use of regional materials meeting prescribed requirement, which contributes at least 10% of all building materials used in the project.
- 1 additional BONUS credit for the use of regional materials meeting prescribed requirement, which contributes at least 20% of all building materials used in the project.
- For exemplary performance, 1 additional BONUS credit for the use of regional materials meeting prescribed requirement, which contributes 50% or above of all building materials used in the project.
 
Recycled Materials (MW 6) - Recycle / circularity content

(a) Outside Surface Works and Structures
- 1 credit where at least 10% of all materials used for site exterior surface works, structures and features are materials with recycled content.
Alternatively,
(b) Building Façade and Structural Components
- 1 credit where at least 10% of all materials used for façade and structural components are materials with recycled content; OR the use of Pulverised Fuel Ash (PFA) as a partial cement replacement in concrete that the PFA content is not less than 25%; OR
- 1 credit where the use of Ground Granulated Blastfurnace Slag (GGBS) as a partial cement replacement in concrete that the GGBS content is not less than 40%. 
Alternatively, 
(c) Interior Non-structural Components
- 1 credit where at least 10% of all materials used for interior non-structural components are materials with recycled content. 1 additional BONUS credit for compliance with requirements listed in sub-item (a), (b) and (c). For exemplary performance, 1 additional BONUS credit where 50% or more of all materials used for sub-item (a) or (b) or (c) are materials with recycled content.

Prefabrication (MW 3) - Material Reduction (in process / on-site)

(a) Structural Elements 
- 1 credit when 10% of structural elements has been prefabricated offsite.
- 1 additional BONUS credit when 20% of structural elements has been prefabricated off-site.
Alternatively,
(b) Façade Elements
- 1 credit when 10% of façade elements has been prefabricated off-site.
- 1 additional BONUS credit when 20% of façade elements has been prefabricated off-site.
Alternatively,
(c) Architectural/ Internal Building Elements
- 1 credit when 10% of architectural/internal building elements has been prefabricated off-site.
- 1 additional BONUS credit when 20% of architectural/ internal building elements has been prefabricated offsite.
- 1 additional BONUS credit for compliance with the requirements listed in above sub-item (a), (b) and (c), i.e. 10% or more of structural, façade and architectural/ internal building elements has been prefabricated off-site.
- For exemplary performance, 1 additional BONUS credit when 50% or more of the elements in sub-item (a) or (b) or (c) has been prefabricated off-site
 
Water Efficient Irrigation (WU 2)

- 1 to 2 credits for reducing potable water consumption for irrigation from 25% to 50% in comparison with the baseline.
- 1 additional BONUS credit for reducing potable water consumption for irrigation by 100% in comparison with the baseline.

Cooling Tower Water (WU 6)
 
- 1 credit for achieving 7 or more cycles of concentration with acceptable water quality.

Effluent Discharge to Foul Sewers (WU 7)

- 1 credit for demonstrating a reduction in annual sewage volumes by 20% or more.
 
Environment Label

Indoor Air Quality (HWB 8)

(a) Indoor air quality in occupied spaces [Path 1]
- 2 credits for demonstrating compliance with the prescribed limits for Carbon monoxide (CO), Nitrogen dioxide (NO2), Ozone (O3), Carbon dioxide (CO2), Respirable suspended particulates (PM10), Total volatile organic compounds (TVOCs), Formaldehyde (HCHO) and Radon (Rn) in the sampled occupied spaces.
- 1 credit for demonstrating compliance with the prescribed limits for Airborne bacteria and conduct the Mould assessment in the sampled occupied spaces.
- 3 credits and 1 additional BONUS credit for submitting a valid IAQ Certification Scheme (Excellent Class) certificate issued by the Environmental Protection Department (EPD) covering the whole building.
(b) Air Quality in Car Park
- 1 credit for demonstrating compliance with the pollutant concentration limits specified in ProPECC PN 2/96.

Artificial Lighting (HWB 10)

(a) Artificial lighting in normally occupied spaces
- 1 credit for achieving the prescribed lighting performance in normally occupied spaces

Innosmart Label

Waste Odour Control (HWB 5) - Use of Industrial IoT (e.g. wireless connectivity, plug & play)

- 1 credit for installing odour sensor at all discharge points from enclosed waste disposal and recycling spaces

Digital Facility Management Interface (IDCM 13) - Usability (e.g. facilitate carbon, resources & living optimisation) and Use of Industrial A.I. (e.g. learn, map, optimise, etc.)

- 1 BONUS credit for providing a digital interface in addition to the project design metering provision for future facility management team to review the building operation performance.

3. BEAM Plus Existing Buildings V2.0 Comprehensive Scheme -  Materials and Waste Aspects (MWA 2) - Use of Certified Green Products (Direct Credits)

- 1 BONUS credit if having 5% of the sustainable products in any one of the product categories as specified in CIC Green Product Certification.
- 2 BONUS credits for having 5% of certified sustainable products for at least 3 product categories (each category should have at least 5%) as specified in CIC Green Product Certification.
(*The percentage calculation can be in mass, volume, quantity, area or dollar’s value. All items including existing and newly purchased items shall be included in the calculation.)

4. BEAM Plus Existing Buildings V2.1 Selective Scheme -  Materials and Waste Aspects (MWA 2) – Materials Purchasing Practices (Direct Credits)

- Maximum 5 credits for purchasing environmentally friendly product during refurbishment including product certified under CIC Green Product Certification.

5. Green Item Subsidy (GIS) of Urban Renewal Authority (URA)

- CIC Green Product Certification has been accepted by URA on the Green Item Subsidy under the Common Area Repair Works Subsidy, which is covered by the Integrated Building Maintenance Assistance Scheme. The maximum amount of GIS is HK$1,500 per property unit subject to a cap of HK$600,000 per Owners’ Corporation.
